How to market your home for a quick sale

Hny5rft June 20, 2022 Reviews Leave a Comment

Moving home is always a stressful time – and the stress only doubles when you need to sell your existing home too!

If you’ve already found your next home and want to press ahead with the purchase or you have any other reason to seek a quick sale, here are our top tips for getting on with the process.

Cast a wide net

Hopefully, your estate agent will take care of this for you, but make sure that your listing gets in front of as many eyes as possible.

Gone are the days of people walking past the agent’s window and enquiring inside. Now it will be up to your agent to get your listing on as many sites and apps as possible.

When selecting your agent, be sure to ask how many platforms they will list your home on – as well as their approach to things like email marketing.

Take the strain yourself

Want to drum up more interest in your home to shift it quicker? You can always get involved yourself!

You could print off professional-looking flyers with all the details on them and leave them around the local area.

As prospective buyers visit the area, you never know – it might just attract the perfect candidate!

Invest a little

You don’t want to eat into your renovation budget for your new home, but you might be able to prompt quicker bids if you spruce up your existing home a little.

Research current interior trends and see if you can implement any into your décor. This will help prospective buyers picture themselves living in your home and can tempt more offers.

Stay realistic

Global house prices have been steadily rising in recent years, and the pandemic actually turbocharged the property industry in several countries.

However, it’s important not to get too greedy. Listen to your agents and market your home at a realistic price.

And work out ahead of time what you need to make from the sale for your future ambitions or purchase. When you reach this figure, accept and move on to make things happen quicker.

Pick your buyers wisely

Whether you handle viewings yourself or leave it to your agents, be sure to get a full picture from interested parties while they are viewing your home.

What kind of chain situation might you be getting into? Do they have paperwork started in regards to a mortgage? Do they have an existing rental agreement they need to untangle themselves from before moving?

Making your intentions and requirements clear is also important. Tell your agent to focus on a speedy sale and they can enquire pre-viewing suitably.
