Does A New Roof Increase Property Value?

As a buyer, the first thing that is noticed is the home’s exterior — the roof is a crucial part of the first impression. Often, the way the home’s exterior looks is the deciding factor if the buyer wants to pursue looking through the inside of the home. How Much Does A New Roof Increase Home Value?

You may not see a 100% return on investment — very few improvements offer a full recoup of money spent, but a new roof increases the home’s value. It is more likely to get the full asking price for a new roof, even if you don’t see a huge financial return.

If you have an inkling that your roof may be a detrimental factor during your home sale, then you may want to replace it before listing. As a roof replacement is expensive, be sure that it is necessary before making that decision.
